It’s the water that you don’t see...

It’s the water that you don’t see that causes the most damage.
Any water damage in a structure is bad...especially when the water you don’t see contains bacteria. Water from a toilet overflow or sewer backup or other black water intrusions are more than nasty, smelly messes; these bio-hazards introduce harmful microorganisms into any structure, as well as the moisture necessary to support their continued growth.
Prior to listing a property, the following steps can be taken to reduce the probability of moisture buildup and mold growth:
• Correct any water leaks or standing water
• Remove standing water under cooling coils and air handlers
• Properly maintain humidifiers, if used
• Do not use steam cleaning and other methods involving moisture on any kind of duct work
• Install a ventilation system
Should a damage event occur, timely response is the key to preventing further damage – act within the first 24 to 48 hours.
Intrusion of water into any home or place of business could be from a longstanding leak or poor humidity control, for example, and is an “out of the ordinary event.” A water damage situation offers opportunities for mold spores that are normally on surfaces to grow and multiply. This is a good reason for promptly drying any water or moisture.
Organic materials found inside a building, such as wood, paper, drywall, and insulation, provide food sources for molds, given adequate amounts of moisture, to flourish. Dead mold may still bring on allergic reactions in some people, so it is not enough to simply kill the mold – it must be removed. The EPA advises that the potential health concerns from molds is an important reason to prevent moisture problems and the growth of mold in buildings.
So the best response to any water damage is not to risk health and value of the property by attempting to clean it upon your own. A more prudent course of action is to call a professional, simply because prompt action is required to remove the water properly to prevent mold growth.
