Some interesting issues and timely information

The lazy days of summer definitely don’t apply when it comes to city issues and those concerning the real estate industry. Here are a couple of items I thought might interest real estate professionals in Aurora.
New super
If you have not heard, there is exciting news for the Aurora Public School District. A new superintendent, former two-star Air Force General John Barry, is taking over. The Aurora Association of REALTORS® looks forward to supporting Barry any way we can to make the Aurora Public Schools become more successful! The Government Affairs Committee is looking for your suggestions or ideas on how we can make this happen and work together. Call me or Chairman John Stanton with your suggestions.
Growth explosion
Did you know that in the next 50 years, approximately 50,000 new homes will be built in the Aurora area – and that number does not even include a recent release of 40 acres east of the Aurora Reservoir that will support 20,000 more? In the next 50 years, 22 new Aurora schools will be added to the district.
Metrolist purchase proposal
If you have not heard so already, a “Letter of Intent to Purchase” (the assets of Metrolist) was sent to Metrolist from Internet Media, LLC dba Denver MLS, and the board of directors and shareholders are carefully examining all the options. There will be more details and information available next month after meetings in July.
Seller’s Property Disclosure (SPD)
This week, I took the 4-Hour Update class required by the Real Estate Commission, and I would like to share some insights that have been puzzling to a lot of us. Most importantly, always remember that the Seller’s Property Disclosure (SPD) is not a list of includes or excludes. The only includes and excludes are on the contract. At the time the disclosure was filled out, the seller may have checked the box “working” for the washer/dryer. That does not mean those items are included…the contract rules includes and excludes, again, not the SPD. With the removal of the “not included” column on the SPD, the recommendation from the Commission is, “if the item does not exist on the property, an N/A should be noted in the Comments column.” This information is not their official rule, but advisory from the Commission.
Common Interest Community (CIC) Documents Receipt & Disclosure
This form has been discontinued as of June 2 and is no longer required. This does not relieve sellers, or therefore us as listing agents, of the responsibility to provide HOA documentation per the contract – that is still required. This means only that the CIC is no longer required to be signed by the buyer and forwarded to the HOA upon closing. This change will be added to the new contracts that will start appearing from the Real Estate Commission this fall for mandatory use in January 2007.
