Thinking big to support affordable housing.

T'was the night before the director's meeting in central Aurora 
And not a creature was stirring, not fish, fauna or flora.
But suddenly I was awakened by a huge crash and clatter
And rubbing my eyes, I wondered, "what is the matter?"
I sat up in my bed and my mind began to wander
Is this job getting to me with so much to ponder?
We have much to accomplish on a very broad scale
So I knew my ideas must be broader to ensure success and not fail.
Supporting affordable housing in our community was up for discussion
Raising money for this project had no easy solution.
So I pondered and pondered and pondered again
To see what my wondering brain could bring in.
Finally, what to my wandering eyes should appear
But a fresh new idea that will last for many a year.
It's a down-payment assistance program called Colorado Cares
A TruCharity gift fund program where everyone shares.
The Colorado Cares Program lowered the fee that the seller must pay,
Only four hundred ninety five in dollars, Okay.
One hundred ninety five dollars of that very same fee
Goes directly to CARHOF and delivered with glee.
Records are kept for every transaction
And, of course, were expecting loads of new action.
When you add up the number of down-payment assisted closings each year
It only seems fair and reasonable that the profits stay here.
And we, the Colorado Realtors, will have a big say
In how CARHOF's portion will save someone's day.
All the money we raise between now and June first
Will go to the Legacy Fund till it bursts.
And if we are lucky, and as I think we will be
The Sturm Foundation will give us half of our three.
So tell all your lenders to go to the site,
www.ColoradoCaresProgram.org, the one with the might.
And I'll be old Rudolph leading the sleigh

The Colorado Cares Program is a TruChairty down payment assistance gift fund program that complies with FHA guidelines. The program benefits the Colorado Association of REALTORS® Housing Opportunity Foundation (CARHOF), a 501(c)(3) charitable affiliate of the Colorado Association of REALTORS®.

CARHOF provides direct financial assistance to statewide housing programs. The program help get low-income and first-time families into housing and provides money for down payment assistance, emergency shelters, education, home ownership counseling, affordable-housing projects, mortgage & rental assistance, disaster relief and more. 

Seventy percent of the income goes back to local communities. Twenty percent goes to special projects such as home ownership initiatives and disaster relief. Only 10 percent of the money goes for administration.
